Why Is My Grass Turning Yellow? How to Identify and Treat Leaf Spot Lawn Disease

Have you noticed yellow patches appearing in your lawn even though you've been watering regularly? If so, your grass may not be dry—it could be suffering from Leaf Spot, one of the most common lawn diseases in Washington and Oregon.

At Tuff Turf, we see Leaf Spot (also called Leaf Spot Melting Out) every year, especially during warm weather when lawns are watered too often or at the wrong time of day. The good news? Catching it early can prevent widespread damage and help your lawn recover.


What Is Leaf Spot?

Leaf Spot is a fungal lawn disease that attacks cool-season grasses commonly found throughout the Pacific Northwest. It thrives in warm, humid conditions and spreads quickly when grass stays wet for long periods.

Because the symptoms closely resemble drought stress, many homeowners unknowingly make the problem worse by watering more.


Signs Your Lawn May Have Leaf Spot

Watch for these common symptoms:

  • Irregular patches of yellow, tan, or straw-colored grass

  • Grass that may develop a reddish or purplish tint

  • Thin, uneven areas with small patches of healthy green grass mixed in (often called "frog eye")

  • Grass that looks dry even though you've been watering

  • Areas that continue getting worse despite increased irrigation

If these symptoms sound familiar, there's a good chance you're dealing with a lawn disease rather than a watering issue.


Is It Leaf Spot or Drought Stress?

A quick test can help you tell the difference.

Use a screwdriver, knife, or small trowel to dig a few inches into the affected area.

If the soil is dry: Your lawn likely needs additional water.

If the soil is moist but the grass is yellowing or dying: You may have Leaf Spot Melting Out.

This is one of the easiest ways to distinguish lawn fungus from drought damage.

  1. Stop watering until the lawn can be evaluated.

  2. Avoid watering in the evening or overnight.

Does Fungicide Fix the Damage?

A fungicide treatment stops the fungus from spreading, but it cannot bring dead grass back to life.

The earlier the disease is treated, the better your lawn's chance of recovering naturally. In many cases, healthy turf will gradually fill back in over time with proper care.


How to Prevent Leaf Spot

Preventing Leaf Spot starts with proper lawn care.

  • Water deeply but less often.

  • Water early in the morning so the grass dries during the day.

  • Avoid watering in the evening or overnight.

  • Maintain a consistent fertilization program to keep turf healthy.

  • Address disease symptoms as soon as they appear.

Healthy lawns are naturally more resistant to fungal diseases.
